Here’s what I suggest you should do:

This transparency builds trust with buyers and can prevent surprises during the negotiation process.

Prioritize repairs if needed. After receiving the inspection reports, it’s essential to prioritize repairs. Focus on:

  • Health and safety issues: Electrical problems, faulty wiring, or anything that could pose a risk.
  • Structural issues: Foundation cracks, roof leaks, or other major concerns.
  • Deferred maintenance: Tasks like cleaning gutters or fixing minor leaks.

This allows buyers to feel comfortable exploring and discussing the property openly. Even if you think staying in the backyard or working from home is acceptable, giving buyers space is best. The more at ease they feel, the more likely they are to consider making an offer.

Preparing your home for sale is about creating a space where buyers can envision themselves living happily. By taking these steps, you’re enhancing your home’s value and making the selling process smoother and more rewarding.
