Should You Repair Your Home Before You Sell?

The repairs you should prioritize when preparing your home for the market.

Today’s video is the third part in a series about preparing your home for sale. Last time we talked in detail about “Carfaxing” your home. Now that you have all those inspections done, what should you do with those results?

Even a brand-new home might have stuff come up on the inspection report. Are all of those repairs necessary? Maybe not. It will depend on the state of the market in your area. Demand has been so strong for these past 12 to 24 months that the vast majority of homes have been sold as is. However, as the market changes, those as-is sales may go away, and you might need to make repairs.

How do you prioritize certain repairs? The first items you should look at are health and safety issues. These include structure issues, dry rot, water intrusion or leaks, mold, and electrical safety issues. These should be your top priority.

The second thing you should think about is any permit or code issues. Maybe you did a remodel five years ago, listened to your brother-in-law when you shouldn’t have, and didn’t pull a permit. Now’s a good time to correct that before you go on the market. 

The next issues you should consider are the mechanical ones. Your heating and cooling, water heater, the locks on your doors, and your garage doors all fall into this category. After that, you should consider addressing cosmetic issues. Should you put in new flooring? Should you upgrade those pristine countertops that are 25 to 30 years old?

The last thing you should think about is how you can create some more curb appeal for your home, but we’ll talk about that in the next video.
